Who is eligible to apply to the Program?
We evaluate rent-to-income and debt-to-income ratios, and credit, housing, employment, and criminal history. Our free Pre-Qualification Questionnaire outlines basic applicant criteria.
How can I apply for the Program and how much does it cost?
To apply, sign up on our website and complete our quick and free Pre-Qualification Questionnaire. You pay a one-time application fee that
varies by market. In most areas, the application fee is $75 and is per household.
How long does the Lease Purchase Program take from start to finish?
On average, it takes 45-60 days from application approval to move-in. After Full Application submission, you can expect a 1-3 business day
processing time.
What type of homes are eligible and how do I find one?
Work with a real estate agent to find an eligible home listed for sale you love. Homes must be in one of our approved areas and be a
single-family home or fee-simple townhome. The list price must be less than or equal to our maximum purchase price for your chosen metro* and have at least 2 bedrooms.
Do I need to work with a real estate agent?
After approval, you must work with a licensed agent to find an eligible Program home. If you are already working with a real estate agent,
discuss our Program with them to start the process. If you do not have an agent, our team can pair you with an experienced agent
in your area.
How many years do I have to buy the home after move-in?
You may exercise your Right to Purchase at any time for up to 5 years (3 years in Texas). Purchasing the home is an option, not an obligation.
At the end of each lease term, you can renew, or walk away with no penalty.
