Utility Setup Before Move-In

Trash, sewer, and water services are owner-held utilities, per the terms of the lease. This means these utilities will be set up in Pathlight’s name and available on the lease start date.

Electricity and gas are on when you move into the home. Residents are responsible for contacting providers to transfer these utilities to their name on the lease start date.

To make the transition to your new home smoother, we partner with Citizen Home Solutions to offer a free service to help set utilities up for free.

Paying for Your Utilities

You pay rent, utilities, and costs associated with damage to the property in your Resident Portal. Rent is always due on the first of the month. We recommend setting up automatic payments to avoid late fees.

We work with Conservice, a national utility provider, to bundle water, sewer, and trash into one payment on the Resident Portal. These utilities are in our name, but residents pay the usage bill plus a $9.95 monthly convenience fee and one-time $30 setup fee.

If your home has a swimming pool, there is a $100 monthly fee that goes towards weekly cleaning and chemical balances organized by the property management team.

Resident and Our Team Maintenance Responsibilities

Taking care of your home is a partnership. We happily handle the big things and ask that residents manage minor maintenance issues.

Also, we love our furry residents and ask that you clean the exterior and interior of the home accordingly. Please walk them on a leash and clean up waste.

To provide you with a fast solution, we work with SMS Assist to locate trustworthy contractors. They will call you to schedule a time that works best for you.

Emergencies can happen at any time, anywhere. After contacting local authorities, call our 24/7 emergency line at (844) 295-8628.

Trash Bins and Requests

Trash bins should be on the property when you move in. If they are not, follow these instructions to request them.

To submit a trash request, log into your Conservice Portal and click on the Submit New Trash icon in the bottom left corner. In the top-left corner, select the three lines to click on Trash Info. Next, follow the prompts and input the request information. When you have completed the request information, click Submit.

A trash request is necessary for a variety of reasons. Common requests include a damaged trash bin, larger or additional trash bin, bulk item pick up or additional collection, different collection day, and missed collection.

Air Filters by Second Nature

To maintain safe air quality in the home and to keep the HVAC running properly, we partner with Second Nature to deliver filters right to your front door.

You will receive the first filters within 30 days of move-in and then a package every 60 days, unless there are specific system requirements.

Each shipment contains the exact number of high-quality filters your home needs at the time you need to change them. All of our residents are automatically enrolled in this service and a $15 monthly fee is added to the ledger in the Resident Portal.
